- Housing Affordability Tool — Find out when you can afford to buy a home and what it will cost
- Stamp Duty Calculator — Calculate SDLT, LBTT or LTT for any UK property purchase
Our data sources
All calculations and estimates are based on official UK data sources:
- Income Tax & National Insurance — HMRC rates for 2026/27, including Scottish Income Tax rates
- Rental costs — ONS Private Rental Market Survey, April 2026
- House prices — ONS UK House Price Index, March 2026
- Energy costs — Ofgem Energy Price Cap, April–June 2026
- Stamp Duty — HMRC SDLT rates from April 2025; Revenue Scotland LBTT rates; Welsh Revenue Authority LTT rates
We review and update our data at least annually, or whenever significant changes occur to tax rates or official statistics.
Why we built this
Generic financial calculators often give you national averages that do not reflect your actual situation. We built MyUKNumbers because real decisions — whether to accept a job offer in another city, whether to rent or buy, whether a salary is enough to live on — depend on your specific circumstances, not on what the average person earns or spends.
MyUKNumbers is maintained by a UK-based personal finance enthusiast. All data is sourced from official UK government and regulatory sources.
Important disclaimer
MyUKNumbers provides illustrative estimations and automated simulations based on official public data from HMRC and ONS. It does not constitute financial, legal, tax, or relocation advice. Calculations are for informational purposes only. For professional financial decisions, please consult a qualified adviser.
All figures are estimates only and may not reflect your exact circumstances. In particular:
- Tax calculations are based on standard HMRC rates and do not account for individual allowances, benefits, or special circumstances
- Rental and house price data are city-wide averages and will vary significantly by neighbourhood
- Mortgage affordability estimates are indicative only — actual lending decisions depend on your credit score, outgoings, employment status, and individual lender criteria
- Living cost estimates are averages and will vary based on your lifestyle
No data you enter into our tools is stored or transmitted. All calculations happen locally in your browser.
